CASE STUDY: BASALT RIVER PARK

Mixed Use in Downtown Basalt, CO

case-study

THE SITUATION

In 2016 the Town of Basalt owned a 3 acre, iconic, riverfront property that was a former trailer park and was a key parcel to connect historic downtown to the river. Different town groups argued for years what to do with the property – some wanted all of it to be a park while others argued the town could not afford to make the entire property a park and that some should be developed.

WHAT WE DID

Because of his reputation with Willits Town Center in Basalt, Tim Belinski was approached by members of the community to come up with a development plan and was able to place the property under contract. He hired a world class local architect, CCY, to design a plan that included enough residential density to make the project financially viable, a restaurant to activate and amenitize the park, and preserved the best portion of the property as a riverfront park.

THE OUTCOME

After a lengthy approval process Basalt River Park passed by a unanimous Town Council vote in 2020. The town purchased much of the riverfront for a park and LB-West broke ground on the development parcel in 2021 and completed construction of all three phases of the project in 2022.
